I am currently residing in a shorterm rental that had been refurbed by amatuers prior to my occupancy. Part of that refurb involved adding an enclosed 'wash room' on the back deck (Also new). Whomever did this work barely left enough room for a standard sized washer (Top load) and dryer (Front load). The plug that I have on the relatively new Dryer (220v 30Amp) isn't compatible with the outlet they installed (Which looks like something they had laying around, i.e. an older standard or type 220v/30amp plug config). This seems like an easy fix, just replace the offending receptacle with one that mates with the plug on the dryer. I would like the electrician to confirm that the breaker is rated for the dryer as well... The dryer also needs an exhaust line ran out through the wall. This doesn't have to be pretty, just functional (I only expect to be in this property for a few months, and the owner is demolishing the property for development after I leave). The washer is a different story. It appears that there is what appears to be a drain coming out of the wall were the washer should fit. The water faucets are positioned right above the power outlet for the washer and seem to be slightly leaky when the water hoses are attached... This may be fixable with some teflon tape, but I would like to see either the faucets repositioned or the outlet moved. Needless to say, the faucet fittings need to be leak free. We would like to get this work done ASAP. Payment will be in cash. Like I said before, this property will be demolished in the near future, so the remedies do not have to be 'pretty', but they do have to be functional and, above all, safe. | ||

And, the small deck that leads from this door to the backyard needs to be torn down and replaced with a 5'x5' wooden deck (approx 10' high w/ stairs leading to the backyard). I need someone with experience leveling cement floors to help prep the subfloor (I will install the wood myself). It's a 3rd floor condo. The cement does not appear to be very thick, and it is pretty flaky. The area I am working with is about 620 square feet. The sunroom (about 75 square feet) is tiled with ceramic tile, it is the only part that does not currently have cement. It has a dip in the middle of about 1.25 inches.
