We have started finishing our basement (stubbed and electrical outlets done but no overhead lights) and have decided to to a drywall ceiling. We need to get the sloping floor in our kitchen on the main floor of the house fixed in order to do this. The two main support beams in the ceiling of the basement/floor of the kitchen are uneven causing the floor the be uneven. We would like someone to fix this problem or at least prevent it from sagging any further. Right now the floor is off about 1/4". We are also looking for someone to possibly finish some plumbing work where our previous plumber did a no-show twice and hasn't fully finished the work. Also, we need electrical run and can lights installed overhead, and flooring installed. We have already purchased many of the materials. | ||

I can't do it anymore! I am a "We Buy Houses" real estate investor specializing in buying and selling $100-250k single family homes. I buy low, fix quick, and either sell at retail or lease the home with an option to buy (lease purchase). I need a GC that understands this market to take over my rehab/repair management responsibilities. I want to establish a mutual understanding of what this buyer market wants and have the GC do what it takes to bring a house up to that standard. I'll want to review estimates and to monitor budgets and timelines but otherwise I don't want to be involved. I currently produce about 1 project per month but the plan is to increase that with the extra time. I know fairly well what things should cost and how long they should take. If you're the type of GC that doubles everything do not respond. I am looking for a GC that marks up about 20%. | ||

I recently purchased a home that was built on a pre-existing crawl space foundation. The builder made a small addition to this foundation of about 6 x 10 feet. Unfortunately, he did not leave the proper amount of clearance between the joists and the ground. They only left about 4-5 five inches of clearance. I need someone to go down there and dig out this 6 x 10 area and level it out with the rest of the crawl space, which is roughly 24 inches high. I do not believe any dirt will need to be removed, as there should be adequate room to spead the dirt out throughout the crawl space. In fact there is a low lying area in the crawl space immediately behind the addition where much of the dirt can be placed. | ||

I am an architect wanting to design a contemporary minimalist home for me and my family using my knowledge of modular construction to decrease SF costs of materials and labor. The house will be energy efficient to the max., 4BR (or 3BR plus study), 2.5Ba around 1700-1800 SF in the ATL metro area, low-slope roof, possible prefab steel frame for the roof, SIP panels for walls, stucco finished, low-e insulated glass windows, stained and polished concrete floors, radiant heat tubes in floor, IKEA cabs for kitchen, single storey, (probable mezzanine study) 12 ft high min. ceiling heights, exposed AC ducts, exposed roof deck, open floor plan. The house will be environmentally sensitive, with shading of openings by overhangs; dimensions will be modular, to minimize material wastage.
